This agreement is made between (enter client name below) and APG Home Inspections.

The Client represents the entire family and his/her agent.

The inspection includes a visual, non-intrusive inspection and prepared report of the apparent condition of the home at inspection time. Fixtures, pot lights, receptacles and any other fixed or mounted items cannot be removed or dismantled for inspection. The client also acknowledges that conditions of components may change in the period up to closure of the purchase transaction. This includes all readily accessible installed components and systems on the property at inspection time. Latent and concealed defects and deficiencies are excluded from the inspection. (Recessed lighting wiring, finished areas of basement etc...). Finished areas of basement can only be visually verified. Future water problems are not in scope.

International Association of Certified Home Inspectors (Internachi) standards are in effect and govern the Home Inspection stating the Inspector will not withhold any information regarding deficiencies, defects or safety hazards uncovered during the inspection. Copies of these are available upon request.

The parties understand and agree that the inspector and its agents assume no liability or responsibility for the costs or repairing or replacing any unreported defects or deficiencies either current or arising in the future or any property damage, consequential damage or bodily injury of any nature. If repairs or replacement are done without giving the inspector the required notice, the inspector will have no liability to the client. The Client further agrees that the Inspector is liable only up to the cost of the inspection.

The Parties understand and agree the Inspector is not an insurer or guarantor against defects in the structure, items or appliances and systems inspected. The Inspector makes no warranty, express, written or implied as to the fitness for use, condition, performance, or adequacy of any inspected structure, item, component or system.

Wood Burning Fireplaces used for heating are excluded from the home inspection and should have a WETT inspection prior to use.

The Inspector will provide recommended repair details and estimated pricing of any repairs. The Inspector is not contractedto perform any repairs. Estimates are for the sole purpose of the inspection and proper estimates from industry specialists should be obtained prior to performing any work. The inspector cannot be held liable for erroneous repair cost estimates.

The Client assumes all responsibility for damages to items or property inflicted by them (the Client) during the inspection. This agreement represents the entire terms and conditions between the Inspecting agent and the Client. There are no other agreements either written or oral in effect. This agreement shall be construed and enforced according to the laws of the Province of Ontario, Canada. Any Federal laws supersede provincial laws.

Systems, Items, and conditions which are not within the scope of the inspection include, but are not limited to: Radon, formaldehyde, lead paint, asbestos, toxic or flammable materials, mould, fungi, other environmental hazards, pest infestation, security and fire systems, appliance functionality, heating and cooling system functionality post inspection, piping defects, hidden electrical systems and components, treatments, interior walls, ceilings and floors, recreational equipment, recreational facilities, heat exchangers, sprinkler systems, water systems, roofing and attic components, structural components, septic systems, and peripheral systems. Any comments about these systems and any suspected defects, or required maintenance will be noted in the inspection report. These comments do not represent an inspection. Suspected hazardous materials will be reported, but not confirmed unless tested in an accredited laboratory.

A Home Inspection is not a Building Code Inspection. These conditions are binding on any future inspections.
